Your levy pays for the day-to-day running of the estate: garden services, gate and security maintenance, shared electricity for common areas, and the reserve fund. Log in to the resident portal, go to "Maintenance," and describe the issue. Include the exact location, a photo if possible, and whether it's urgent. The property manager receives it instantly and you'll get a tracking number. You can follow progress in the same section.
Exterior changes need approval from the architectural committee. Check the guidelines in the portal first — the approved color palette is listed there. Submit an application with the paint color and a photo of your door. Most decisions come back within ten working days.
Meeting minutes are stored in the digital document archive in the resident portal. You'll find them under "Documents" → "Board Meetings." Minutes are usually uploaded within five days after each meeting. If you can't find a specific date, email the property manager.
For urgent outages, call the estate security control room first — they coordinate with the municipality. For scheduled maintenance like pipe repairs, you'll get a notification in the portal and via SMS. If the outage lasts longer than expected, log a maintenance request and reference the notification.
